Full-service working environment – the Fennia block attracts growth companies that favour on-site and hybrid work

Excellent transport connections, a wide range of lunch options and a great variety of after-work services – the Fennia block in the heart of the city centre brings together growth companies that want to invest in functional day-to-day operations and the development and innovation activities created by presence at the office.

The first thing that makes an impression at the Fennia block is its location. Visitors arriving in the centre of Helsinki by train, bus, metro or tram are practically there – the block is located right next to the Helsinki Central Railway Station and the Railway Square bus station, above the University of Helsinki metro station. People arriving by car can park in the Eliel or Kluuvi parking facility, from where the Fennia block can be accessed directly via the metro station.

Combining work and everyday life is easy when the service offering is the best in Finland, and everything is right on the doorstep.

The Fennia block also charms with its architecture. The most striking building in the block formed by six properties is the neo-Baroque Fennia building, which boasts an impressive history. The adjacent Casino building is also handsome in appearance and has an interesting story.

The nine-story Mikonlinna building and the three other properties on the block represent more modern architecture, creating a fascinating mix of different spaces and atmospheres in the block.

The most impressive entrance to the block is through the Fennia building’s historic atrium, which combines old and new architecture. The buffet restaurant Foija located in the atrium transforms into an atmospheric after-work place.

Best services contribute to inspiring everyday life

However, the most inspiring thing about the block is its outstanding lunch and after-work services. The heart of the area is the urban Food & Mat food court, which offers international flavours.

Another communal lunch place is Casino Helsinki’s  buffet restaurant Foija, located in the magnificent atrium area, which transforms into an atmospheric after-work place after business hours. In the summer, a sunny outdoor seating area opens by the block, offering Italian flavours, a wide selection of cocktails and other treats.

Throughout its history, the Fennia block has served as a meeting point for people, thoughts and ideas. The block’s spaces and the events bring together employees of growth companies, students and decision-makers in various fields.

The block also offers numerous other opportunities for everyday pampering besides lunch places – it houses an amazing number of different local services. A day at the office can be combined with a breakfast atEspresso House, a pool game at Bar Chaplin, a movie night at Finnkino, a haircut at Faderoom, a manicure atMs.

Beauty or a gym session at Sport Village. Everyday pick-me-ups can also be found at the city’s best sweet shop or at Old Tea Shop, known for its selection of teas and matcha ice cream.

The most important attraction factor of the Fennia block is location. The block next to the Railway Square, which serves as the focal point of Helsinki, is easy to reach by bus, train, metro, tram or your own car.

Unique spaces and outstanding visibility

And since this is the most significant entertainment district in the centre of Helsinki, business services are also outstanding. For customer and staff events, there are theatre facilities equipped with state-of-the-art event technology, full-service livestream facilities and communal sports viewing facilities. The most exquisite event space on the block is the former winter garden Fennia Salonki, a popular venue for elegant events.

Throughout its history, the block has served as a place for people, thoughts and ideas to come together.

Situated in a prime location in the city centre, this block provides tenants with exceptional brand visibility even without the need for events. The block’s beautiful facades and lively terrace area are often the first things that a visitor arriving at the Railway Square sees.

Visibility also works in the other direction – the top office floors in the block afford spectacular views over the city centre.

The Fennia block attracts especially young, trendy growth companies, many of which operate in the software, game or IT sector. These companies share a desire to provide employees with top-notch conditions for collaborative, growth-enhancing hybrid and on-site work.

Modern workspaces and working conditions

Growth companies that favour on-site and hybrid work do not seek spaces at the Fennia block only because of its good location and excellent services. Equally important are the high-quality working conditions.

The high-quality working environment was created through ambitious development work, which has resulted in significant improvements to the building technology, energy efficiency, façades and interiors of the historic block carried out between 2020 and 2025.

The block combines a unique milieu with modern building technology and flexible space solutions.

The block has, among other things, a remote management service for building systems that ensures optimal indoor conditions for employees, increases the building’s energy efficiency and improves the performance of systems.  Workspaces can also be flexibly tailored to the needs of tenants

The communality of the block is constantly being developed. During the spring of 2025, those working in the block got access to the Fennia app, which provides discounts on the block’s services and information on the block’s premises, operating methods and events.

Energy efficiency has also undergone a huge improvement. The block, which has achieved the BREEAM In-Use Excellent level certification, operates its own solar power plant and all of its properties utilise 100% emission-free energy.

Additionally, an ecological space management plan has been developed for the block, which enhances the block’s cosiness and increases biodiversity. For example, tenants can admire the beautiful plants and watch how the bats in the area settle into their new nest boxes.

The BREEAM In-Use Excellent level certification achieved by the block guarantees tenants excellent working conditions and energy efficiency along with a minimal environmental impact.

Magic is created by atmosphere and stories

The main sensation created by the block is a mixture of surprise, luxury and relaxed urban atmosphere. In addition to the easy accessibility, abundance of services and variety of facilities, the main draw of the block is the changing atmospheres of its spaces and the interesting stories and fascinating details of its buildings.

Even a short visit makes it easy to understand why the block has drawn people together throughout its history – and why it still provides the ideal conditions for collaborative, innovative business operations.

YOffices in the city centre boost in-office work

In recent years, the growth in demand for office space has increasingly focused on premium-class office space located in the heart of Helsinki and growth centres.

  • According to a survey commissioned by Sponda and conducted by research company nSight, working in an office is perceived to promote employee well-being. Well-being is supported, among other things, by face-to-face meetings in the office, as well as physical activity and breaks during the working day.
  • More than half of the respondents work in an office 3–5 days a week. In the centre of Helsinki (62%) this is more common than outside the city centre, in the rest of the Helsinki metropolitan area. Only about one in ten of the respondents comes to the office less often than every week.
  • 73% of the respondents feel that working in an office has a positive effect on their well-being and over 80% say that meeting people at the office supports the effects of in-office work on well-being.
  • The most positive effects of in-office work come from laughter and shared moments in the office (85%), the sense of community and belonging (84%) and joint brainstorming (84%).
  • The most important things that increase the attractiveness of the office are the functionality of the technology and equipment (97%), a relaxed and warm atmosphere (96%) and the ergonomics of the workstation (95%).
  • The majority of managers and supervisors consider hybrid work with an emphasis on office-based work to be the best option for the team’s productivity. In-office work is thought to promote brainstorming, team spirit and knowledge sharing.
  • Of those whose offices are now in the city centre, as many as 82 percent consider a city centre location important.
  • The most important things for companies when it comes to office location are good public transport connections (87%), nearby diverse dining options (73%) and the opportunity to combine the office day with other things (68%).
