Ratina Offices is a modern addition to Tampere’s stock of office space
The energy-efficient state-of-the-art office and retail property under construction in Tampere’s Ratina district will benefit from synergies with the adjacent shopping centre and the inspiring MOW coworking space.
The Ratina shopping centre, which opened its doors in spring 2018, the Central Deck and Arena and other ongoing and planned development projects are shifting the focus of Tampere’s central business district towards Ratina.
The development of the area will be further accelerated by Ratina Offices, which is currently being developed next to the shopping centre by Sponda and scheduled to open in May 2020. Consisting of two parts, the property will be Tampere’s most modern office and retail property, with a total of 13,300 square metres of leasable space.
“The pre-let rate of the property is already at a high level. Tenants are especially attracted by the property’s prominent and central location as well as the modern workspaces that support a new approach to work,” says Kari Autio, Project Manager at Sponda.
Innovative smart office solutions
Autio says the tenants have had—and still have—the ability to design their premises in co-operation with Sponda. In the premises will be used innovative smart office solutions.
“Right from the start, the design of the office has taken into consideration the need for flexibility and modern ways of working”, Autio points out.

Good transport connections are one of the property’s many strengths. The property will be easy to reach by foot, by public transport and by private car.
Ratina Offices will also please the eye. The reception area, which connects to the shopping centre, will be 300 square metres in size and the height of the first floor will be 4.5 metres, with a glass facade around it.
“There is still some vacant office and retail space on the first floor. It would be ideal for a sales or expert organisation that wants their premises to make a strong impression on the customer,” Autio says.
The property will have its own reception services and a direct lift connection to the indoor car park as well as employee facilities for bicycle commuters and the bicycle storage room. Two meeting rooms for the property’s users will be built next to the lobby.
Five-star services in the shopping centre
The appeal of Ratina Offices is increased by the property’s location directly adjacent to the Ratina shopping centre. The shopping centre provides the property’s users with a comprehensive range of services and ensures that people can go to work and get their shopping done without getting their shoes wet.
The location of Ratina Offices makes it easy for people to maintain a healthy work-life balance.
“In addition to restaurants and cafés, the shopping centre has a wide range of shopping, sports, health and well-being services, which means that the location of Ratina Offices makes it easy for people to maintain a healthy work-life balance,” Autio explains.
This synergistic relationship works both ways. By bringing in more than a thousand people, the office and retail property will provide the shopping centre with a source of new regular customers, and the visually striking building will also be a modern addition to the shopping centre in terms of architecture and its public image.
MOW’s space as an extension to the tenants’ own offices
The tenants of Ratina Offices will also benefit from the added value created by the coworking space that opened at the shopping centre in November 2018. Created by Sponda, the Mothership of Work (MOW) is the first genuinely community-oriented coworking concept of its size in Finland.
“Located in the building adjacent to Ratina Offices, MOW Supernova creates added value for companies that need access to an inspirational space for training, meetings or events, or when there are fluctuations in the number of employees or the volume of projects,” says Katta Heikkilä, Head of Hub & Community at MOW Supernova.
According to Heikkilä, companies can also take advantage of MOW’s strong sense of community, which extends across industry boundaries, in their business development; for example, when they want to develop a particular business unit or create a new product or service for the company.
