Flexible facilities and a customer-focused approach – The design of the Ratina office building has proven highly functional

The Ratina office building, the most modern office and business complex in Tampere, opened next to the Ratina shopping centre in late summer 2020. The feedback from the tenants has been positive: the facilities function very well.

An underground passage runs between Ratina’s office building and the shopping center to Ratina shopping center, connecting the office building to the shopping centre’s services. This allows for smooth synergies between properties.

The Ratina office building is connected to the Ratina shopping centre by an underground corridor. The office building provides tenants with an excellent location and modern facilities that meet the changing demands of work. The project had already attracted attention from companies in the construction phase, and the occupancy rate is now very close to 100%.

It was important to us to involve our tenants as early as the design process.

Customer involvement in design work

The tenants had an opportunity to participate in the design of the office building from the very beginning, as well as to present their ideas and opinions during the design and construction phases.

“It was important to us to involve our tenants as early as the design process. This enabled us to respond quickly to any changes in their needs, and we have received a great deal of positive feedback on this,” says Kari Autio, Development Manager at Sponda.

The asset utilizes smart building technology and Sponda is applying for LEED Gold environmental certification for the property. The certification is expected to be secured by the end of 2020.

Maria Ouni, who works as a business premises manager at Sitowise Oy, also agrees with this: “We had the opportunity to implement our own facility concept in cooperation with Sponda. “We were already able to contribute to the facility and interior design solutions in the design phase of the building.”

Sitowise is currently in the process of installing the final interior design elements. Then its facilities will be ready. The new facilities are based on the concept of the activity-based office, meaning that there are various facilities for both teamwork and assignments that require peace, quiet and a high level of concentration.

In addition to Sitowise, the tenants in Ratina office building include Elisa, NCC Finland, Optiplan, Oscar Software and Barona.

Digital smart office solutions and ambitious environmental goals

In the design and construction of the Ratina office building, the focus has been on environmentally sustainable and energy-efficient solutions. Attention has been paid to the effective use of daylight in lighting, for example, as well as energy-efficient heating, cooling and ventilation. Energy efficiency has also been considered during the design and construction phases by using digital modelling. For example, the energy consumption target for the property has been calculated based on condition and energy models. This modelling can also be used in the future, when designing modifications to the facilities, for example.

Sensors have been installed in the property to collect data on indoor temperatures, lighting and carbon dioxide concentrations. The sensors enable tenants to monitor real-time measurements in the facilities. The property also has water and electricity consumption monitoring systems.

Smooth synergies

An underground corridor runs from the Ratina office building to the Ratina shopping centre and its services. This enables smooth synergies between the two properties.

In addition to lunch and cafeteria services, the shopping centre offers a diverse range of shopping, fitness, health and well-being services, and the office building brings new regular customers to the shopping centre.

The Ratina shopping centre also houses MOW Supernova, a coworking space owned by Sponda, with easy access from the office building to its inspiring and creative facilities for training, negotiations and events, for example.
