Sponda to develop a high quality and sustainable new office building for Valmet in Helsinki Metropolitan Area

Sponda Ltd, one of Finland’s leading real estate asset management companies, will build a new office building of approximately 16,000 square metres at Lauri Korpisen katu 9 in Tikkurila, Vantaa, where Valmet, the leading global developer and supplier of process technologies, automation and services for the pulp, paper and energy industries will be the principal tenant. Over 700 people will work in the new building. Construction is set to begin in the latter part of 2022, with completion scheduled for late 2024.

The building’s design prioritises the flexibility of rooms, lighting in the open workspaces and energy efficiency. The office premises have been divided into separate zones that create natural meeting places and reduce the sound levels between the zones. This creates a working environment which both encourages teamwork and makes concentration easier.

Strong environmental credentials and versatile services

The new office building will be located next to the Dixi shopping centre and the Tikkurila train station, and the employees working in the building can also enjoy the building’s numerous services, including a canteen, a large bicycle storage facility and associated social facilities, and a car park with electric car charging points.

The property is aiming to achieve a class A energy performance rating (EPC) and a platinum-rated LEED environmental certificate. The property will produce renewable energy for its own use, and the use of an environmentally friendly geothermal heating system will also improve energy efficiency. Solar panels will be installed that produce renewable energy on the roof of the building. The high quality of indoor air has been an important consideration, as it will aim to improve the office workers’ comfort and contribute to the health of everyone working in the building. The development will also aim to comply with EU taxonomy requirements.

Tikkurila, which has developed into one of the most popular business locations in Vantaa, offers excellent connections to Helsinki city centre, the Helsinki-Vantaa Airport and the rest of the Helsinki metropolitan area. Public transport connections will also be further complemented with the completion of the planned Tikkurila tram line.

In addition to diverse transport connections, the future campus area in Jokiniemi will increase the attraction of the area. Learning, living, and working come together in a new way in the campus environment, which utilises innovative solutions. The new building on Lauri Korpisen katu will serve as a gateway to the new campus area.

The office building, which will be developed mainly for Valmet’s use, still has 3,600 square metres of vacant office space available for rent, which can be let to a single or multiple occupiers with floor plates of 800 square metres. In addition, the building has approximately 2,400 square metres of leasable retail space.
