Sponda starts work to transform Kukontori courtyard in the centre of Helsinki into an urban oasis  

Sponda Ltd, one of Finland’s leading real estate asset management companies, has started work to significantly transform Kukontori, a courtyard located in the heart of Helsinki. The work will redevelop the courtyard to create an open, vibrant and welcoming environment where people will be able to pause, connect and enjoy themselves.

The redevelopment work began in August and will be completed in two phases. The first phase is already underway and is expected to finish by the end of 2025. The second phase will commence in spring and is scheduled for completion in the summer of 2026.

Once complete, the new area will benefit from atmospheric lighting, greenery, public art and comfortable seating, creating an inviting and calming environment where people can enjoy a relaxing space in the heart of the busy city centre.

Impressive mural reflects Kukontori’s identity

One of the most eye-catching elements of the renovation will be a large mural painted on the wall of Yrjönkatu 23B at Kukontori. Designed and executed by the SAV Taidekollektiivi, the mural will be completed in September. Featuring a striking rooster that soars to the height of the surrounding buildings, the artwork brings public art to the heart of the city and gives Kukontori a distinctive identity. Its warm tones also draw inspiration from the architectural details of the area.

The yard was designed by landscape architect Suvi Saastamoinen from Sitowise.

“Inspired by the Helsinki archipelago, we are bringing a world of plants and materials into Kukontori, creating a diverse oasis for both people and urban nature. Large planting basins and water-retaining structures means that it is even possible to introduce small trees to the courtyard. Wooden elements throughout the space evoke the feeling of a pier, offering inviting places to rest while softening the overall appearance of the courtyard” Suvi Saastamoinen says.

The redeveloped courtyard connects directly to the third floor of Forum, creating a new extension to the shopping centre. There will be several terraces and restaurants in the area, adding vibrancy and expanding the range of services available. The courtyard is also designed with flexibility in mind, making it suitable for hosting events.

The adjacent Yrjönkäytävä corridor is also undergoing renovation. Its appearance will be refreshed and acoustics improved, enhancing both comfort and accessibility in the area.

Leasing of the renewed Kukontori and Yrjönkäytävä retail premises will begin soon.
