Sponda launches first Urban Collection project in Helsinki city centre as part of €100m investment, with Boston Consulting Group moving its Finnish headquarters to Mannerheimintie 6
Sponda Ltd, one of Finland’s leading real estate asset management companies, is investing more than €100m to develop five premium-level properties in the heart of Helsinki, with the international management consulting firm Boston Consulting Group moving its Finnish headquarters to the fully renovated Mannerheimintie 6 building. This will be the first of Sponda’s planned Urban Collection renovation projects, which will be developed in a phased approach based on tenant uptake and in response to the strong demand for high-quality office space in the city centre.
Boston Consulting Group will fully occupy the building’s office premises, totalling approximately 4,100 square metres of space. Originally built in 1884, Mannerheimintie 6 is set for completion in early 2027, and will be fully renovated and extended by 800 sqm. The expansion will include an additional floor and extend towards the inner courtyard, combining state-of-the-art solutions with the building’s distinct historical charm.

Five high quality office buildings with unique characteristics in the heart of Helsinki
The total investment in Sponda’s Urban Collection renovation projects exceeds €100 million. These unique, premium-level office properties will be developed in a phased approach, and are all located in Helsinki CBD at Mannerheimintie 6, Simonkatu 8, Mikonkatu 17, Fabianinkatu 23 and Korkeavuorenkatu 45.
“The Urban Collection is Sponda’s response to the growing demand for sustainable, high-quality premises in the heart of the city. Each of the five offices has its own unique, inspiring character. There is a shortage of premium office space in the centre of Helsinki, which makes the Urban Collection projects all the more timely and important,” says Hohenthal from Sponda.
Sponda is investing strongly in making the centre of Helsinki a vibrant and attractive area. In just over four years, Sponda has invested approximately €330 million in real estate development in the Helsinki metropolitan area and over the next 2 to 3 years, plans to invest a further €200 million in the city centre, including €100 million in its Urban Collection properties.
“With these investments, we are developing tens of thousands of square metres of high-quality, premium office space in the centre of Helsinki, which will increase the quality of real estate in the area and attract new operators to the centre. This demand is evidenced by a number of lease agreements with leading businesses for our prime spaces in the heart of the city, including with PwC, Sampo, Housemarque, Bird & Bird, Solita and Mehiläinen,” Hohenthal states.

In selecting their new office space, Boston Consulting Group emphasised a central location in the heart of Helsinki, high sustainability standards, and the building’s unique historical character. The company’s new office space is intended to promote employee well-being and provide an inspiring environment for diverse working needs.
A roof terrace will offer one of the most beautiful views of Helsinki towards Esplanade Park and the Swedish Theatre. The renovation will be carried out with respect for the building’s history – the impressive entrance staircase, the soaring five-metre ceiling heights, and the Viennese-style halls with massive arched windows will remain unchanged. At the same time, the spaces will be updated to meet the needs of a modern working environment, seamlessly blending historic charm with contemporary functionality.
